How MJM Valuers can help you with property valuation services

We work across a range of sectors, providing valuable service when it comes to your property value requirements.

Family Law

A family law valuation is carried out where there is a separation of two parties through divorce/breakdown of marriage/de facto relationships. A market valuation can help to dissolve any dispute which may arise as to the current value of the property. MJM Valuers are the first choice for accurate property valuations during the difficult time of relationship and divorce proceedings as we understand that discretion, accuracy and timeliness are of utmost importance during such challenging times.

Inexperienced solicitors occasionally suggest parties obtain the opinion of three real estate agents. This can be to your disadvantage, with potential for bias, lack of agent research and inaccuracies, leading to a protracted settlement process which costs both parties more. MJM property valuers therefore believe the use of real estate opinions here is ill considered and can be costly.

Property valuers are often called to provide expert testimony as to market values and property market conditions in all types of court and tribunals. At MJM Valuers our valuers hold API Certification as Expert Witnesses.

Commercial Services

MJM Valuers prepare valuation reports for all commercial property types including retail, office and showrooms, and industrial uses. We conduct valuations for a wide range of purposes including: Family Law, divorce, or business dissolution; Capital gains tax calculations; Stamp duty calculations; Estate/probate proceedings; Property portfolio reviews; and Current or retrospective market value.

Commercial property valuations include assessing value based on the capitalisation of the property’s potential market derived net income, or by direct comparison approach involving the comparison of recently completed sales evidence in the general locality. Commercial real estate in essence revolves around the value of future income stream combined with the strength of location, value of improvements and the strength of the tenant/lease agreement in place at the time of valuation.

A valuation prepared by MJM property valuers can help you make informed decisions that could save you precious money as well as time, when it comes to dealing with commercial property.

Hobby Farm & Rural Services

MJM Valuers has had a long association with the rural and lifestyle sector of the Yarra Valley, which requires experienced property experts to accurately analysis the market’s characteristics and drivers. A comon mistake is to apply residential market drivers to this sector, which leads to unrealistic values or market interpretation.

Our Rural Valuation Services are commonly sought to solve Capital Gains Tax problems. Many rural and lifestyle property owners are not aware that Capital Gains Tax applies to the area of land in excess of 2 hectares (5 Acres), so long as it was purchased after 1985, regardless of whether it is your primary place of residence, government bodies will not accept the opinions of real estate agents. An MJM Valuation will correctly and accurately proportion values across the different property components allowing more accurate taxation calculations and saving owners tens of thousands of dollars in tax, which covers the cost of for the valuation many times over.

Reporting Services

It is quite common now for people to manage their own superannuation funds and use them to invest in real property assets, which must be valued at least every three years. By choosing MJM Valuers to help you meet this requirement, not only are you getting one of the area’s most experienced and expert valuation teams, but also in future years efficiencies are gained in the inspection and report writing phases which in turn can lead to cost savings for you.

Many of MJM Valuers clients are choosing to build wealth through property investment, and our astute clients seek advice before purchasing, selling, and increasing the size of their portfolio, as well as reporting the value of their portfolio every five years, or more frequently, to determine their equity and decide on their acquisition program for the coming five years.

MJM Valuers are ready to partner with you and assist in your wealth creation program through informed property investment.

Residential Services

Having a residential property valued by a professional who understands your needs means you are acquiring valuable knowledge which puts you in a position of strength whether you are buying or selling.

The vast majority of property transactions in Victoria take place with the assistance of real estate agents, whose overriding goal is to secure the highest possible price for the property being sold. A valuation provided by MJM's property valuers will bring you up to speed with current market pricing and conditions, enabling you to choose the correct agent to sell your property or assist you to place a ceiling on the price you will pay for a property, thereby giving you strength and authority in the all-important negotiation stage.

Taxation Valuation Services

MJM Valuers can help you with taxation valuation services, including Capital Gains Tax, and Stamp Duty/Land Tax. MJM's property valuers are competent in both retospective and current market valuation.

A capital gains tax valuation is required for taxation purposes by investors who sell a property that was purchased as an investment post September 20, 1985.

Many rural lifestyle purchases are unaware that properties larger than 2 ha attract capital gains tax when sold, another trap is when owners are transferred overseas or interstate for a period longer than 12 months and decide to lease their home rather than sell.

Capital gains tax is charged when you sell an asset that has increased in value from the time of its acquisition. Conversely if the value of the asset has decreased from the time you purchased to the time you sold the investment is considered a capital loss Our capital gains tax valuation report will identify the capital increase or decrease of your property asset.

Stamp Duty is the name of the tax payable upon transfer of ownership of a real property asset between two or more parties. Stamp duty valuation is required when transferring ownership between related parties or where property is being transferred into a superannuation fund or various other trust and legal entities.

The stamp duty tax is payable based on the valuation report provided by a certified practising valuer. Stamp duty valuation reports contain information on the physical attributes of the property, current market sales evidence and professional analysis of that evidence. The office of State Revenue requires a valuation report which must be conducted by a certified practising valuer.

Mathew has seen many property cycles and understands what drives the market not just on a macro level but on a micro level, this level of knowledge and experience is in valuable to our clients and can't be replicated by out of area property valuers or valuation businesses.

Why is it important to have a property valued by a Valuer?

Doesn't a Real Estate Agent do the same thing?

The answer is no! A Real Estate Agents appraisal is not a valuation and Real Estate Agents that are not qualified, do not have the appropriate certification to provide a valuation.

A valuation report is a different document to an appraisal and they have a distinctly different standing before the law and various court jurisdictions. A valuation is acceptable, an appraisal is not; a valuation is accepted as expert evidence.

Property valuers always act independently, there can be no conflict of interest what so ever. A valuation is an extensively researched document and as such will take a number of days and even weeks to produce depending on the complexity of the task.
A Valuation is always undertaken by a professional with extensive education and experience, suitably qualified to undertake the task and should always be a written document which is a fee for service product and has a lifespan.

An appraisal however usually has no or limited research, may or may not be a written document and may be undertaken by an Estate Agent with no experience what so ever on his/her first day on the job. There may or may not be a fee charged and due to the standing of an appraisal it has no lifespan.

Government bodies such as the State Revenue Office, Australian Taxation Office, Family law court and other courts and tribunals etc., will not accept appraisals and insist on valuations written by Certified Practicing Valuers who are members of the Australian Property Institute.
